Pre Tenancy:

From the 1st of June the government has banned all agency fees. There will be no secret costs from us at all to try get around the law!

     Deposit – When renting a property with us we require 6 weeks rent as a deposit. 1 week rent can be placed as a holding deposit, securing the property.

 

The remaining 5 weeks is not due to 7 days before you move in.

During your tenancy

Renewal document fee –  No Charge

An admin fee will be applied if you require a change of occupancy during your tenancy.

Post tenancy

 Throughout the tenancy and at the end of the tenancy there are other costs that must be covered on top of the rent. These might include:

Council Tax

Utilities (gas, electricity, water and telephone)

Television licence

Installation of cable/satellite

Insurance (for your personal and own contents)

Garden maintenance

Professional cleaning of the property

Dilapidations

 

Cleaning:

- It is agreed that the Tenant will have the flat professionally cleaned at the end of the tenancy at his own cost and provide the invoice from the cleaning company of his choice. Should the property not be handed back in acceptable cleaning standard John Empires Estate Agency & Management will organise cleaning deducting the following cost from the Security Deposit.

Cleaning cost:

         Studio Flat - £102.00

         One Bedroom Property - £127.00

         Two Bedroom Property - £152.00

         Three Bedroom Property - £177.00

         Four Bedroom Property - £202.00

         Five Bedroom Property - £227.00

Check out fee:

         £65.00 - Studios and one bedroom properties

         £90.00 - Two bedroom properties

        £100.00 - Three/Four bedroom properties

        £110.00 - Five and more bedroom properties

Contracts

We currently use an Assured Short hold Tenancy Agreement is in current regulation introduced by the National Associations of estate agents. This tenancy agreement is produced to keep both the Tenants and Landlord protected ensuring that all legal requirements / processes are met.

Inventory

At the beginning of the tenancy agreement and during the check in a full inventory will be completed with an Inventory Clerk. The clerk will complete a ‘walk through’ of the property making notes and with essential photos of items/property.

The completed the report is kept with Empires Estate Agency and a copy produced for tenants records.

In the event of a dispute the inventory data is used for settling matters. Furthermore, the inventory record is vital for all check-out ensuring the tenant/s liable/non-liability for any damages as noted during the initial check-in.

Check in/ Check Out

 

Check in: upon signing the tenancy agreement keys are handed to the tenant and are taken to the property for a check in. This consists of a quick over view of the basic essentials of the property: Boiler usage, fuse box, Stop valve, fires escape (if the property is in a block of flats), usage of white goods and manuals provided.

Check out: once a time has been agreed one of our agents will attend the property to do a simple and quick check out. We will go through the inventory that was signed at the start of the tenancy agreement to ensure that the tenants are not liable for any damages that were previously noted. Pictures of the utility meters are taken and a quick walk around to ensure that no valuables have been left in the property.

 

Management

With Empires Estate Agency you can rest assure that any issues or problems that may arise during the tenancy agreement are going to be dealt with by our Maintenance team in a prompt professional manner and at the tenant’s convenience.

Issues are logged on our online system and a contractor is arranged accordingly

Our Redress Scheme is provided by Property Redress Scheme.
